This waterfront property is situated equal distance between Shuswap Lake and Kamloops Lake on the South Thompson River. The South Thompson river flows out of Shuswap Lake and is the jewel of Kamloops. Shuswap Lake is
one of the most popular recreational lakes areas in BC. It boasts approx. 400 km of shoreline and contains many provincial parks and offers unlimited water related recreational opportunities including water skiing, boating, fishing, sailing and much more. It offers recreational activities all year round including hiking, cross country skiing, mountain biking and snowmobiling in the trails of the surrounding mountains. Fish for sockeye or spring salmon off your own private dock or jump in your boat or on your seadoo and enjoy a fabulous 30 minute ride from your private dock to Shuswap Lake.
Do you feel like going south instead, turn your boat around, and head 20 minutes south on the South Thompson River to pristine, undiscovered beautiful Kamloops Lake. The South Thompson River flows into Kamloops Lake which is 1.6 km (1 mi.) wide and 29 km (18 mi.) long. Boat on Kamloops Lake and explore the vast beauty of the area, including coloured rock formations, the stunning shoreline, abandoned shacks, and mine workings and keekwillie holes and even Rocky Mountain Bighorn sheep roaming the northern hillside.
Don’t want to venture from your own waterfront property, no worries, paradise abounds. Watch the big horn sheep scale the mountainside across the river or bald eagles and osprey fish the South Thompson River, water ski or swim off your private dock, play bocce on your manicured grounds, go for a horseback ride, or grab a good book and soak up the sun and tranquility on a deck chair by the water.
Weather
With over 2000 hours of sunshine per year, the Kamloops area is one of the sunniest regions in
the province. Perhaps surprisingly, considering that Kamloops is located at 50° latitude north, summers are quite hot with prevailing dry, and sunny weather.
The average July maximum temperature is 28.3°C (83°F).
In most years, one might confuse this city with any in southern California, as summer temperatures come close to or even exceed 40°C (104°F).
Humidity is generally very low and nighttime temperatures are moderate.
Spring arrives very early, sometimes in February, due to mild air spilling over the coastal mountains from the Pacific Ocean.
Fall is generally a pleasant and a mostly dry season.
Kamloops lies in the "rain shadow" leeward of the Coast Mountains and is biogeographically connected to similar semi-desert and desert areas in the
Okanagan region, the Osoyoos area, and the central parts of Washington and Oregon state as well as areas of Nevada in the U.S.
While situated in a semi-arid valley, Kamloops has winters that are generally mild and very short with an occasional cold snap where temperatures can drop to around -30°C (-22°F) when arctic air floods over the Rocky Mountains into the interior.
Snow can occur from November to March, but most of it falls over a few weeks in December and January.
Winter mean minimum temperature is -7.6°C (20°F) in January.
